It’s deep in the heart of rural Hampshire and the beautiful Test Valley. It is close to many other pretty villages and historic towns and cities including Winchester and Salisbury, and offers access to many other places of interest. You can walk straight out onto your own patio and relax in the pretty garden

Hawks Barn: New getaway barn with stunning views.
Hawks Barn is a refurbished, self contained, two bedroom getaway, located a stones throw from Highclere Castle (Downton Abbey). Surrounded by stunning views and walks, the barn is just 10 minutes from Newbury and Whitchurch station to Paddington and Waterloo. Opposite the main house, with parking for 2 cars, the barn has a king bedroom and a twin bedroom, and a small bathroom. Downstairs is a modern sitting room with a 7-seater sofa, large TV, fully fitted kitchen, and a dining and work space.

The Hayloft, a spacious and charming period barn
The Hayloft is a stunning, converted early 19th century barn with old wooden beams and period charm. It sits in the pretty village of Hurstbourne Tarrant in the heart of the Test Valley surrounded by beautiful countryside providing walks on the famous Test Way. There are some great local pubs close by. Stonehenge, Highclere Castle and the Bombay Sapphire Distillery are all near, as well as the quaint market towns of Stockbridge and Hungerford and the ancient cathedral city of Winchester.

Cosy Sussex Cottage. South Downs National Park
Originally the old potting shed, the Bothy sits alongside our Grade II listed walled garden. Beautifully restored and super cosy, it combines original features with modern comfort, including exposed brick, oak floors, a log burner, two ensuite bedrooms and a well-equipped kitchen. Guests often mention the peaceful setting and thoughtful touches. With an acre of garden, woodland to explore and walks from the door, it’s a place where families and friends come together and many return.

Gardeners’ Cottage (Georgian stable conversion)
An entirely self contained cottage, recently converted from a Georgian stable and gardeners’ lodge. While adjacent to the owners property it is entirely separate, with its own secure parking and EV charger. Located in a small village, with two pubs on doorstep. Market town of Wallingford (setting for “Midsomer Murders”) is short walk, many amenities including boat rides on the River Thames an outdoor heated pool (summer), great restaurants and shops including Waitrose.

Comfortable 2 bedroom cottage in converted barn
A private and extremely comfortable furnished converted barn in a quiet rural and beautiful setting. The barn has its own entrance with an open-plan sitting room and a fully equipped kitchen. Please let us know if you would like any breakfast, but we will leave milk tea and coffee. Comfortable double bedroom with en-suite bathroom and single room with ensuite upstairs. We can add an extra futon for a child in the single room so the whole space can fit a family of four.

Hazel - Heath Row Barn
Hazel is one of two self-catering flats, within a modern barn conversion. Situated in a rural location, near the village of Overton. First floor flat, with two bedrooms and a spacious living area, it is perfectly situated to enjoy country walks while close enough to Overton which has a large range of independent shops, pubs, restaurants and takeaways. A great place to get away from it all and enjoy the countryside, while still being close to amenities.

The Cowshed, Midhurst
The Cowshed is within walking distance of the centre of Midhurst. Midhurst lies in the heart of the South Downs National Park and is surrounded by beautiful countryside and a wealth of walking opportunities. Enjoy walking or mountain-biking on the South Downs Way (local bike hire available), explore the beautiful National Trust gardens at Woolbeding, Polo at Cowdray Park or the fantastic sandy beach at West Wittering. Goodwood is a short drive away.

Modern One Bedroom Private Ground Floor Annexe
Our modern Annexe is located next door to our main home. It has its own private access and parking to the front. Ideally located for easy access to the M3 & M4 motorway network and close to Rivervale Barn, Warbrook House & The Elvetham wedding venues. There are three very good Pubs within walking distance, all do superb food. All local amenities are close by. Wellington Country Park and California Country Park are also within close driving distance.
